Riverhead city officials in New York are taking a second shot at redeveloping property across from its Long Island Rail Road station (LIRR) after ending its agreement with the original development team earlier this year. The town has issued a Request for Proposals seeking a developer for a housing-led, mixed-use project on the Railroad Avenue site.
The town is seeking proposals that emphasize homeownership opportunities, including condominiums, workforce ownership and rent-to-own housing. The preferred concept includes about 100 to 200 residential units, though developers may propose a different number if they can demonstrate the project is feasible. Proposals also must address replacement parking for the municipal lot, which currently provides about 237 spaces for the Suffolk County court complex.
The redevelopment would transform an approximately two-acre town-owned parking lot across from the LIRR station. The site is bounded by Osborn Avenue, Railroad Avenue, Cedar Avenue and Court Street, with the rail station to the north and the Suffolk County court complex to the south.
Proposals must be submitted by Aug. 24. The town will only consider a fee-simple sale of the property. Proposals will be evaluated on housing and homeownership opportunities, housing for the local workforce, design quality, replacement parking, and the developer’s financial capacity and track record completing similar projects.
Town officials have indicated they are willing to consider revisions to the existing overlay district zoning if necessary to help achieve the project’s goals.
