Garland opens hotel construction opportunity for developers, P3

City officials in Garland, Texas are planning to develop a full-service, high-quality lifestyle boutique hotel to revitalize the downtown area. The project is estimated to cost approximately $28.8 million. 

While a construction timeline has yet to be release, the city is interested in pursuing a public-private partnership (P3) delivery method to build the hotel and may offer an incentive package. 

The facility’s location was specifically chosen with proximity to surrounding cultural and entertainment amenities. The hotel will sit adjacent to the future Granville Arts Center and The Atrium, creating a walkable hub for visitors to appreciate. Local public transit – including the DART Downtown Garland Station – and major thoroughfares will be within walking distance. 

The hotel itself will cover 52,272 square feet and hold between 90 to 155 guest rooms. The city will build a third shared parking lot providing an additional 240 spaces. 

Plans also call for incorporating flexible meeting or event space capable of accommodating roughly 50 individuals. The hotel will feature a public-facing food and beverage operation. 

The planned catalyst restaurant will include a dedicated patio, designed to connect the hotel to the neighboring facilities. Additional plans for the hotel will include ground-floor activation, featuring lobby lounges, food and beverage or retail uses. 

Additional onsite food and beverage amenities will include a restaurant, bar or rooftop/lounge. The project also calls for a pool, fitness center and business center. The city will install necessary utilities into the building, including electrical, mechanical and plumbing infrastructure.
