Gwinnett County advances $935M Global Villages project

Gwinnett County, Georgia, is moving forward with a large-scale redevelopment project to transform the vacant Gwinnett Place Mall property into a mixed-use community known as the Global Villages project. 

The county is running the project through its Urban Redevelopment Agency (URA), which partnered with a private real estate firm to advance the project. URA issued a Request for Proposals (RFP) in September looking for qualified developers to design, plan and execute the project. The deadline for responses to the RFP is Dec. 16. 

With URA’s acquisition of a former Sears building on site, the redevelopment project now spans 87.5 acres. The property is centrally located with close proximity to Interstate 85 and popular county destinations, including the Gas South District and McDaniel Farm Park. 

According to county officials, the proposed redevelopment will improve surrounding property values and stimulate economic activity in the area. The county has invested more than $100 million into the project, including acquiring the necessary parcels and preparing the site for future development work. 

The redevelopment, according to officials, will unfold over a period of 20 years and aligns with the major priorities in the county’s 2045 Unified Plan. The plan is meant to foster inclusive and equitable economic growth within the county over the coming decades. 

The redevelopment project will cost an estimated $935 million, which includes as many as 3,800 new homes. The county anticipates a public investment of nearly $160 million, with the remainder funded through private partnerships. The proposed development also includes a central park and international community cultural center. 

Following the Dec. 6 deadline, county officials anticipate making a decision by early 2026.
